Unless you are qualified to inspect a home and have spent the time necessary to examine all of the home’s major components, you just don’t know exactly what you are buying or what to expect a year or more down the road. Even if you know generally about how things work and what major things to look for, a seller will generally not entertain making any adjustments based simply on your say-so.
Bob The Inspector will give you an honest and independent assessment of the home you want to purchase. We will tell you if there are any major defects or safety issues, and will walk you through the major systems and components. Even if there are there are no major issues noted, my report will give you a great summary of the present condition of each major system and recommendations for continued monitoring or maintenance.
Bob The Inspector does not “grade” your house. Each house has its own unique attributes (i.e., the things you love about it!) and no house is perfect. In fact, even new homes have issues that may require immediate attention. The purpose of the inspection is simply to give you a roadmap of the current state of the home so that you know what to expect after you move in, and who you may need to call for further evaluation or monitoring.
The standards for home inspectors in New York discourage the home inspector from making specific recommendations or for performing any repair work on homes that we inspect. However Bob The Inspector will be glad to discuss practical solutions for any of the findings in the report. Many inspectors have a tendency to scare people off by over-stating or complicating the issues. Bob The Inspector strives for clarity and encourages simple, yet effective, solutions.
The price of a home inspections varies depending on the size and age of the home. An average size newer home of say 1,600 square feet, would cost around $475.
